Q: Are building surveys really needed?
In short, yes. There are different building surveys available and each are required in different situations. For example, a home buyer's report is essential prior to purchasing a property, for it identifies any defects on the property and recommendations for remedy. This can influence the buying decision or can be used to negotiate the purchasing price. If the buyer chooses not to commission a home buyer's report, they can be at risk of costly repairs after purchasing the property.
Q: How soon can you carry out a survey?
There are no definite answers to this- it entirely depends on the schedule and availability of our building surveyor and the location of the building. We will always aim to carry out a survey within 7 days of the initial contact unless otherwise arranged.
Q: Can I accompany you on a survey?
Unfortunately, no. For the best results, it's recommended that the surveyor is left to conduct the survey alone. Concentration is required in order to identify any defects in the building, however small. If required, Kirk-Brown Ltd will be more than happy to meet on-site towards the end of the survey for verbal feedback of the results before producing the detailed written report.
For pre-purchase surveys, Kirk-Brown Ltd can liaise with the estate agents directly for access onto the property.
Q: How far do you travel?
From our central location in Maidstone, Kirk-Brown Ltd can provide our services to Medway, Tonbridge and Cranbrook. If required, we can extend our services further afield across Kent and beyond.
Q: How long does a building survey take?
Naturally, this will depend on the condition and size of the building and the nature of the survey undertaken. As a general reference, a home buyer's report for a 3 bedroom residential dwelling will take approximately 4 hours from arrival on site. The subsequent written report will take 8-10 working days to produce and available in both electronic and pritned format depending on the preference of the client.
Q: How much is a building survey?
Once again this is influenced by factors such as the condition, size of the building and the extent of the survey required. Each surveyor will have a different price dependent on their experience. It's important to consider the reputation of the surveyor rather than opting for the cheapest quote- you get what you paid for.
