RICS Home Survey Level 2 or RICS Survey Level 3

RICS Home Survey Level 2 or RICS Survey Level 3?

Unable to decide between the two? If so, then perhaps breaking each down might help you make the right choice. Here is a quick breakdown of a ICS Home Survey Level 2 and a RICS Survey Level 3 :

RICS Home Survey Level 2

A RICS Home Survey Level 2 is ideal for most types of properties and is so far the most popular of all the in-depth property survey reports. It looks at issues that could have a serious impact on the value of the property and the defects that are in need of immediate repair.

It mainly includes information on:

  • General background information on the property as well as its location.
  • The condition of the interior and exterior of the property.
  • The three biggest potential threats to the structure of the property.
  • Evidence of dampness, movement, as well as timber defects, may be provided.
  • A proposal of services that are further required, including additional testing if need be, to ensure the property is in order.
  • The value of the property.

RICS Survey Level 3

It is a detailed survey and that gives comprehensive information about the current condition of a property. A building survey examines all accessible parts of a property. If you wish to have any particular areas looked at as well, this is the right choice.

It is ideal for all types of property, whether it is old properties needing renovation or those that have been renovated. Whether it is new, listed or unusual properties, a building survey remains the best source of property information for potential buyers.

It mainly includes information on:

  • The location of the property.
  • All big and small faults found within the property and the impacts that they will have.
  • The estimated cost for fixing these defects.
  • The condition of the walls as far as moisture and dampness are concerned.
  • The condition of insulation as well as drainage, even though the drains will not actually be tested.
  • Technical details on how the house was constructed, and all the materials that were used.
  • Any additional special inspections as well as subsequent work, which the property may require.

A RICS Survey Level 3 is the most thorough property report available and can take many hours to complete. However, it does not include valuation, even though the surveyor may include that upon the client's request.
